WHAT’S IT FOR?

If you are subleasing your retail premises or moving into a retails subleased space, it is important that the Retail Sublease Agreement outlines the key terms regarding the relationship between the existing tenant and incoming sub-tenant. An expert lawyer can review your Retail Sublease Agreement to ensure that it outlines the necessary provisions such as consent of the head landlord, payment of rent, lease expiration, security deposit and other important terms for your sublease arrangement.

WHAT’S INCLUDED?

We’ll review a retail sublease provided by you, and highlight key issues and risks for you.

This package includes:

  • Review of the retail sublease, disclosure document and heads of agreement by a Sprintlaw lawyer
  • Conducting and reviewing one title search on the leased premises
  • A high level review of the relevant provisions in the Head Lease to ensure that the sublease complies with its terms
  • A walkthrough of the review findings by a Sprintlaw lawyer, either via the phone or video call (up to 60 minutes) or in a video recording
  • Sign off on your legal advice certificate, if required

Please note that this package does not include:

  • Re-drafting or marking-up the document, or a list of key suggested amendments. If this is required, we will provide a new quote.
  • Assistance with registration of the lease, tax advice or advice around the licences or permits required to carry on the intended business at the premises.
  • Any direct negotiations or correspondence with the counter-party or their lawyers, or reviewing any responses from the counter-party or their lawyers to the list of requested changes. If you need further negotiation support or additional rounds of review, we will provide a new quote.
  • Any employment, tax, accounting or other compliance issues.
